You will need to respond to your original acceptance email stating that you would like to rent the property. We will not have you on our list to reach out to at that point. We will respond to let you know if you can move forward with the reservation process or if the property has been offered to someone else

Yes, you can reserve a unit if your application is approved without seeing the property, however we highly recommend you view the property first because our holding fee is non-refundable should you decide to back out.

Please expect approximately 24 hours for an application to be processed after you have completely filled it out (that includes filling out the background check that will be sent to you from a 3rd party after you submit the initial application.) Expect another 36-48 hours from the time your deposit is paid to the earliest possible time you would be able to move into the property. We will hold the property for up to two weeks once the deposit is paid if you are looking to move in later.

If you have a credit score between 550-599, and/or make 2.5x the rental amount instead of 3x the monthly rent, you will need to pay 2 times the rent as a security deposit. If you have zero credit and/or don’t make enough money, you may qualify for the option of a co-signer who fully qualifies for you. Married couples may use combined income to qualify for the 3x monthly rent, otherwise each tenant must qualify with the income requirement individually. Those with felony or eviction history, or below the minimum acceptable requirements for income and credit without a cosigner, will be completely rejected. Once you reserve a unit, you will need to have a lease start date no later than two weeks from the time you accepted the unit. If the unit is not at it’s first available date yet, then it is no later than two weeks from the first available date that rent is due and lease must start. Please expect between 24-36 for a fully completed application to be reviewed, and approximately 48 hours from your official reservation of the property to the earliest time you would be allowed to start your lease and move in.

When you reserve a property you have 24 hours from first accepting the property to pay your security deposit. Your security deposit is always equal to one months worth of rent at that property. Your security deposit doubles as your holding deposit to reserve the property until you move in and start paying rent. If you choose to back out of the lease before your start of lease date, you will only receive 50% of that deposit back. Half of it acts as your nonrefundable holding deposit so it can not be returned to you.

All our leases have a penalty for breaking the lease terms before your agreed upon time is up. If you choose to break your lease you will owe 3 months worth of rent, or the rest of your rent owed for the rest of your lease, whichever is less.

You will need to contact management to see if the rental you are currently in, and the rental you would like to move into are participating in this plan. Not all units will qualify for this. You must also be moving into a unit with equal or greater rent than you currently pay. If you qualify for both these then you will not have to pay any penalty for breaking your lease early. Your lease however does not carry over, you will need to sign a new lease with a full term length. Contact management for more information on this program.

Besides the three month rent penalty if you break your lease, other common regulations are: Apartment dwellers need to keep personal property out of common areas/exteriors, single family homes and some duplexes allow personal property outside. Picture hanging and decorating is allowed- but keep holes to a reasonable size and number and be prepared to patch before you move out. No signage or blankets allowed in the windows. Late rent has a $30 fee.

Limit of two people per bedroom, and studio apartments are a limit of two people total. Any guest staying longer than 14 days must fill out an application and be approved to stay in the property.
What are your full renter qualifications?
• No evictions within the past 10 years
• No felonies/violent or drug-related convictions within the past 10 years or certain other criminal records
• Must be able to display a monthly income of 3x rent, credit score of 600+. Each tenant must be able to display 3x rent individually, married couples can show 3x rent with combined income. We will review applications with credit scores above 550, income of 2.5 times the monthly rent, but applicants who do not meet the full criteria will be asked to pay an additional security deposit and/or find a cosigner.
• For consideration, please note that all potential occupants over the age of 18 must submit their own application and will be subject to a credit, criminal, and eviction background check. Application fee is $40 per applicant.
• Married couples may use combined income to qualify for the 3x monthly rent. If an additional occupant is married to a fully qualified occupant, the credit score of the qualified occupant can be used for both spouses.
• If one applicant to a property qualifies, and another applicant does not qualify who plans to occupy the unit with the qualifying applicant, then the qualified applicant may sign the lease with the other applicant listed as a non-signing occupant as long as that occupant is not in our complete rejection range of credit 1-549, or has certain criminal or eviction history.
• If any applicant has criminal history or eviction within the last 10 years then they may not even be added as a non-lease signing occupant.
• Minimum possible acceptable criteria for additional deposit opportunity is 2.5 times rent and credit of 550-600.
• If you meet one requirement but not the other while still in an acceptable range, the security deposit will be 2 times the rent amount.
• If you don’t meet either criteria but are still in our acceptable range just below the requirement, you will need to pay 2 times the rent as a security deposit.
• You also have the option of getting a cosigner who meets all requirements for you and will be accountable for your lease with you if your credit is zero, or if you have good credit but do not make enough money.
• Those with felony or eviction history will be completely rejected.
• Those below the minimum acceptable requirements for income and credit without a cosigner will be completely rejected.
